I leased a 2006 Toyota Solara through ACS several years ago and that lease will be up this coming May. Right now I am leaning toward turning that car in and leasing a new BMW 328i convertable. When do you suggest I apply for a new lease to avoid over lapping leases.

It will depend on if the new BMW needs to be ordered.

I would say a couple months in advance would be sufficient.

One more question - I will most likely have to order the new car. If I get into a situation where the new car will not arrive until a month or two after new current lease expires, how easy is it to extend my current lease a month or two? Is US Bank flexable in situations like this?
